An inventory is an itemised description of all elements of a property from fixtures and fittings to contents and their condition; produced in a professional format with emphasis on accuracy and supported by digital images. The inventory report serves as a benchmark for all parties going into the tenancy agreement as it is carried out by a third party, independent inventory clerk. Once agreed by all parties it is seen as the reference document preventing disputes at the end of a tenancy.
We will meet the tenant at the property to advise them of their responsibilities during their tenancy. We record all relevant meter readings and list the number of sets of keys issued to the tenants. We explain the inventory and schedule of condition and obtain acceptance by signature.
An interim inspection is usually made either quarterly or every 6 months during a tenancy and reviews the condition of the property to make sure it is being properly looked after, as well as identify any problems which may require repair or maintenance. Photos of any issues will form part of this useful report.
The check out is compiled at the end of the tenancy, normally when the tenant is present and using the original inventory. The property and its contents are re-inspected, taking into account deficient cleaning, damage or breakage, missing or additional items, excessive wear and the overall condition of the property. Any discrepancies or variations to the original inventory, including fair wear and tear are recorded. Finally, we read all meters and manage the handover of all keys from the tenant back to the agent/landlord.
